Coverage varies by policy, and some carriers treat flood damage separately.   • Who is responsible for the service mast, me or the electric company?

    In most cases the utility owns the line running to your house and the homeowner owns the equipment attached to it: the service mast, the weatherhead, and the meter socket. If a falling limb pulls that assembly loose from the wall, the utility will typically disconnect the line, but the repair itself is the homeowner’s responsibility and needs a licensed electrician. The utility reconnects once the repair passes inspection.

  • Can a power surge damage something without me noticing?

    Yes. A large surge can destroy an appliance outright, but smaller repeated surges tend to degrade electronics and control boards over time. A furnace, heat pump, or well pump that starts behaving unpredictably in the weeks after a storm may have taken surge damage that wasn’t obvious at the time.
